Golden Visa pathways — who actually qualifies (2026)
The Golden Visa gives long-term UAE residency (usually ten years) without needing a normal employer or company sponsor. It is renewable. The main qualifying routes for most of our clients are:
Property investors. Owning UAE real estate worth at least AED 2 million, paid for outright (no mortgage above the threshold). One or more properties can combine to meet the level.
Entrepreneurs. Owning a UAE company with audited revenues over AED 5 million, or holding a stake in a registered start-up that meets the criteria set by the Ministry of Economy.
Public investment. Putting AED 2 million into an approved investment fund.
Specialised talent. Scientists, doctors, researchers, exceptional teachers, top-tier athletes, and creatives in approved fields. These routes normally need academic or career credentials and a confirmation letter from the relevant federal authority.
There are narrower categories too — top students, humanitarian pioneers, certain frontline workers — but the four above cover most cases we work on.
A few practical points worth knowing before applying:
- The financial thresholds are checked against documents the authorities accept. Bank statements showing balances are usually not enough on their own. You need title deeds, audited financials, or fund confirmations as appropriate.
- A Golden Visa replaces your existing residence visa. You can sponsor dependants (family) under it.
- It is a UAE federal programme, not a Dubai programme. The application is processed through ICP or GDRFA depending on emirate.
